TERMS & CONDITIONS
Resident(s) is/are permitted to keep a pet on the Premises only under the following Terms and Conditions, which form part of this Lease Contract:
Pet Approval
No pet shall be kept on the Premises without prior written approval from Landlord, including a current, updated and signed Pet Addendum. Approval is specific to the pet listed and may not be transferred to another pet or substituted without additional approval.
Permitted Pets
Only common domesticated household pets (e.g., cats, dogs) are permitted. Breeds or species prohibited by law or by local/state regulations are strictly forbidden. Exotic or aggressive animals are not allowed. Large fish tanks are not allowed on upper levels of any occupied structure.
Sanitation
Resident must immediately clean up and properly dispose of pet waste in designated areas. Litter boxes must be cleaned regularly.
Vaccinations and Licenses
Pets must be properly licensed, vaccinated, and comply with all local ordinances. Resident must provide proof of current vaccination records upon request.
Restricted Areas
Pets are not allowed in shared community areas such as pools, fitness centers, laundry rooms, or leasing offices unless otherwise posted.
Pet Liability
Resident is fully responsible for any injury, damage, infestation, or nuisance caused by the pet to persons or property. Landlord may charge Resident for any related cleanup, repairs, or pest control services. These charges may be treated as Additional Rent.
Right to Revoke Permission
Landlord reserves the right to withdraw pet approval if any term of this Pet Addendum is violated, or if the pet becomes a threat, nuisance, or liability concern. In such case, the pet must be permanently removed from the Premises within 72 hours of notice.
Non-Compliance
Unauthorized pets or failure to comply with these terms may result in lease violations, fines, or termination of tenancy.

ALL Resident(s) understand and agree to the abide by the following Rules and Regulations:
RENT AND FEES
If applicable, Residents adding a pet or are newly moving in agree to pay a non-refundable One-time Pet Fee in the amount of $300.00 for one pet or $500.00 for two pets. This amount will be due as of the date of adding any pet to any Resident Household and/or the date of signing this Addendum. These fees do not limit Resident’s liability for damages caused by the pet.
DEFINITION OF SERVICE ANIMAL
A service animal is a dog (or in some cases, a miniature horse) that is individually trained to do work or perform tasks for an individual with a disability. This includes but is not limited to:
Emotional support, therapy, comfort, or companion animals are not considered service animals under the ADA but may be recognized under Fair Housing as assistance animals.
PET FEES OR DEPOSITS
Service animals are not considered pets, and no pet fees, deposits, or additional insurance can be charged to the resident for having a service animal.
VERIFICATION REQUIREMENTS
If a disability is not obvious, management may request:
Management cannot ask about the nature or extent of the disability or require documentation if the disability or the need for the animal is readily apparent.
RESIDENT RESPONSIBILITIES
Residents with service animals must:
POLICY VIOLATIONS
Service animals that are aggressive, cause significant damage, or pose a health or safety threat may result in management seeking removal through proper legal channels. Any action taken will be in accordance with Fair Housing laws and include an interactive process with the resident.
